How Stamp Duty Works in the Northern Territory

The NT uses a unique formula-based approach to calculate stamp duty, administered by the Territory Revenue Office. For most residential properties, duty is calculated using the formula D = 0.06571441 × V² + 15 × V where V = property value ÷ 1,000. For properties over $525,000, a flat rate of 4.95% applies.

  • $400,000: V=400; D = 0.06571441 × 160,000 + 15 × 400 = $10,514 + $6,000 = ~$16,514
  • $525,000: approximately $23,928 (formula-based)
  • $600,000: 4.95% flat = $29,700

First Home Owner Discount

The NT First Home Owner Discount (FHOD) provides eligible buyers with a discount of up to $18,601 off their stamp duty liability on homes valued under $650,000. The discount phases out as the property value approaches $650,000.

Territory Home Owner Discount

Owner-occupiers (not just first home buyers) who have lived in the NT for at least 12 months may be eligible for the Territory Home Owner Discount — consult the Territory Revenue Office for current eligibility criteria.
