How Stamp Duty Works in Western Australia

Western Australia's stamp duty on property transfers is administered by the Department of Finance WA (RevenueWA). It is assessed on the higher of the purchase price or the unencumbered value of the land and improvements.

Current WA Stamp Duty Rates (2025–26)

  • $120,001 – $150,000: $2,280 + $2.85 per $100 over $120,000
  • $150,001 – $360,000: $3,135 + $3.80 per $100 over $150,000
  • $360,001 – $725,000: $11,115 + $4.75 per $100 over $360,000
  • Over $725,000: $28,453 + $5.15 per $100 over $725,000

First Home Buyer Concession

  • Full exemption on properties valued up to $430,000
  • Partial concession on properties between $430,000 and $530,000
  • Must occupy the property as principal place of residence within 12 months

Foreign Purchaser Surcharge

Foreign persons purchasing residential property in WA pay an additional 7% surcharge duty on top of standard rates.
